By law, anyone who perform work that totals $500 or more (labor and materials) must be licensed by the Contractors State License Board. Why pay the price of a lawsuit if some one gets hurt? It is the law that if you have employees, you must have workers comp insurance. You can be taking to court if the person you contract with or their employee is hurt. There is no such thing as a waiver.

Make a list of what work you would like done and what materials are to be used. Give everyone a copy when getting bids. This way, all bids compare apples to apples.

Example:

  • 10'x20' deck
  • 2x6 redwood sheeting
  • Stain deck and rails 2 coats with of oil to match my home.
  • Stairs 4' wide on the left side with a concrete stoop at bottom 3'x3'
  • Rails to match this Photo except I would like the pickets to be 2"x3" and I would like the pickets to be only 3" apart. (Photos are great they show just what you want it to look like.)
  • All trash to be removed
  • Deck sheeting is to be screwed down not nailed
  • Concrete piers set in concrete

The Contract:
You must have a contract to protect yourself and it must be in writing. It should say just what you have on your list and have specification for items such as joist size, spacing, pier sizes, girder size, etc. It should also specify payments or draws.

Get a permit. Selling homes with non-permitted items is a big problem.

Adding doorways in load bearing walls is dangerous. Header Loads with snow can be 20,000 pounds plus

Unsafe wiring and other items are normal to see.

The Building and Safety Department's will inspect the job to make sure it is to code. If the contractor tells you a permit is not required call the local Building Department to check
